Malaysia’s luxury homeowners now demand certainty, according to a leading design firm. Blaine Robert Design reports that almost 90% of new enquiries now request a single contract covering both design and construction, up from roughly 70% in previous years. This shift reflects a move away from hiring separate designers and contractors, a change driven by the cost overruns and coordination failures that often arise when parties are not aligned.

Owners increasingly want one accountable party to manage their project from concept drawings to final handover. “No matter their budget, every client works hard for their money and wants the best from the firm they appoint — and what they are really asking for is one team answerable from the first drawing to the final handover,” said Blaine Robert, Founder of Blaine Robert Design.

For landed bungalows, interior fit-out starts from around RM200 per square foot and can reach as much as RM1,000 per square foot at the highest specifications. This wide spread reflects how far the materials, joinery, and systems brief now stretches. Under a turnkey design-and-build arrangement, a single firm is contractually responsible for design, construction, project management, and handover. This model helps close the gap between what was drawn and what was built, carrying the design intent through costing and site delivery.

Smart systems and sensory environments

Today’s luxury client is described as someone who has traveled extensively and arrives with a definite vision for their lifestyle. These owners have seen the world’s best hotels and residences firsthand, so they no longer take their cues from show units or catalogues. Smart-home systems have become a near-universal demand. Home automation now touches almost every aspect of a residence and must be taken into project costing from the beginning rather than retrofitted later.

Energy efficiency has moved from an afterthought to an expectation. Solar is being used for hot water and energy generation, so much so that developers are beginning to incorporate standard solar models within their sale and purchase agreements. Provision for electric-vehicle charging is now vital rather than optional. At the other end of the spectrum, owners are specifying whole-home sound systems and integrated home fragrance systems. The modern luxury home is being briefed as a complete sensory environment.

While automation is now a standard feature, the founder questions the practicality of every trend. “Do kids really need motorized curtains in their bedrooms?” Blaine Robert asks — before conceding that automation is now a standard feature of the modern brief.

Redefining value

Client demands for these advanced systems and sensory environments have forced the industry to rethink what “luxury” actually means. The most common definition the founder has heard in his years in the business — “if it is expensive, it must be luxury” — is, in his words, the one furthest from the truth.

The firm reports a marked increase in the incorporation of panic rooms. These structures, once rare, are now frequently adopted if not raised in the client’s initial brief. Clients are also willing to explore advanced man-made surfaces such as sintered stone and quartz, moving away from the marbles and granites that long defined the segment. This shift suggests that while the materials and technology may change, the underlying desire for a space that functions perfectly and provides a sense of peace remains constant.
